7 Basic Home Maintenance Routines

While every home is different, here are a few common maintenance points all homeowners should be managing:

HVAC System

HVAC repairs can range from $100 for minor issues to as much as $3,000 for major repairs and replacements.

            What to Do

  • Check and change air filters every one to three months.
  • Schedule inspections and seasonal tune-ups
  • Keep the outdoor unit clear of debris or anything that could block airflow
  • Regularly clean air ducts

Roof

A compromised or damaged roof can lead to leaks. Leaks can lead to water damage, mold, and structural deterioration.

  • Check the temperature and Pressure relief valve near the top of the tank

Plumbing

Plumbing issues, even minor leaks, can lead to significant water damage if ignored or overlooked over time.

  • Inspect toilets, appliances, and plumbing fixtures for leaks
  • Replace worn-out water hoses for washing machines, dishwashers, fridges, etc.
  • Turn off the water in the house, wait 30 minutes, then check the water meter. Low pressure could indicate a leak
  • Watch for water stains, mold, or mildew smells

Smoke and Carbon Monoxide Detectors

Early detection of fires and toxins is critical to your safety. According to the National Fire Protection Association (NFPA), the risk of dying in a home fire is cut in half if your home has a working smoke alarm.

  • Test detectors monthly and replace batteries at least once a year

  • Check the detector manufacturer’s date. CO detectors typically last 5-7 years, which is shorter than most smoke detectors
